I walk every one of them with you and tell you what I see. What the repair list is really going to cost. How the house will sell again in five years. What the ones around it actually closed for, not what they asked. Then when the right one turns up, we move fast.
How buying works.
What you want, and what it costs here
We go through your budget and your must-haves, and what those must-haves add to the price in the neighborhoods you are considering. If you are not pre-approved yet, I will put you in front of lenders I have worked with.
Seeing houses
I walk houses with you and tell you what I see: how the work was actually done, how the layout will live and later sell, what the street is like on a weekday morning. You get my read, not a summary of the listing.
Writing the offer
We price the offer against what has closed nearby rather than what is being asked. You will know what it takes to win the house and where the value sits, and those are not always the same number.
Option period to closing
I go through the inspection with you and price the repair list before we ask the seller for anything. Then I keep the lender, the title company, and the other agent on schedule so nothing slips.
